Synergy with CBD2
Upon completion of the Review Study in 2016, a total commercial GFA of about 2.28 million
sq metres is recommended to be provided in KTD, centred in two major clusters, namely
Areas 1 and 2 (North Apron) with 1.38 million sq metres and Area 3 (South Apron) with 0.43
million sq metres. Coupled with the envisaged new supply in the Business Area of Kowloon

Bay, Kwun Tong and San Po Kong , there would be a potential total supply of 7 million
sq metres of commercial GFA in KE to support the development of CBD2.
Apart from the provision of additional commercial GFA in KTD, a comprehensive network
of elevated walkways, subways and underground shopping street will be implemented to link
up the KTD with other districts of KE. With the enhanced pedestrian connections, the major
commercial clusters of North Apron and South Apron can be closely connected to San Po
Kong and Kowloon Bay respectively and create greater synergy effect. Through the existing
and planned transport infrastructure (including SCL and Route 6 comprising Central Kowloon
