Urban and Architectural Design and Considerations
The notional RDS upholds the key planning and design principles to maximise opportunities
for enhancing visual permeability and air ventilation, and providing ample amount of POS. It
is intended to be the landmark and a new identity of the Mong Kok east area which features a
high-rise main block with a building height of 320 metres above Principal Datum located in the
central portion of the Site, with a GIC block of 40 metres above Principal Datum at the north
near the Hong Kong and Kowloon Chiu Chow Public Association Secondary School to provide
gradual increase in building height profile and avoid overshadowing the school. A building
block of 33 metres above Principal Datum is situated to the south of the main block functioning
as pedestrian circulation spot connecting the Mong Kok south area across Argyle Street to the
Mong Kok East Station deck area. The total gross floor area of the proposed development is
about 141 600 square meters. Sky gardens at refugee floors are provided for enjoyment of the
sky view of the city. Besides greening at the POS, landscaped areas and vertical greening are
provided at some of the lower levels of the main block to maximise greenery (Figures 5 and 6).
