Adverse Traffic Noise and Air Quality Impacts
Being bounded by the heavily trafficked Sai Yee Street and Argyle Street and with the existing
public transport interchange (PTI) on the Mong Kok East Station deck and the uncovered part
of the MTR East Rail Line in the vicinity, the Site is subject to adverse noise impact caused by
road traffic, rail and the PTI, as well as adverse air quality impact due to traffic emission.
Existing Air Path
According to the Mong Kok OZP, a 30 metre-wide building gap above 23 metres above
Principal Datum aligned with Mong Kok Road at the FEHD depot shall be provided to
enhance the air ventilation performance of the area.
Protection of Landscape Resources
There are one registered Old and Valuable Tree (OVT) and two trees bearing the character of
OVT falling within the Site (Figure 2). Preservation of these trees is necessary.
Design Principles
On account of the design considerations, various design principles have been formulated to
guide the proposed redevelopment of the Site which are summarised as follows:
Development and Community Needs
• optimise development potential according to site context and constraints;
• reprovisioning of the existing public facilities affected by the redevelopment;
• provide the needed GIC and social welfare facilities to serve the local community;
• relocate the on-street PLB stands and X-B coach termini cum stopping points to improve
the traffic condition in the surrounding area; and
• provide quality POS at convenient location with easy access for public enjoyment.
31 Focus
